Inspection Trips
We are very pleased to arrange tailor-made property inspection trips to the Costa Blanca for our clients wishing to buy property.
If you are seriously interested in buying a property, and in a position to purchase, this is one of the most effective ways to ensure that you find the perfect Costa Blanca property, in the right area, and at the right price.
The following guide gives you a detailed description of what to expect during such a trip, and answers common questions we are asked. Should you be in any doubt as to whether an inspection trip is for you, please do not hesitate to contact us to discuss your own personal circumstances.
What is an inspection trip?
Quite simply, it is the most effective and informative way of viewing property in Spain. Our tailored-made Inspection Trips are usually for 3 nights/4 days during which time you will be shown a selection of properties closely matching your requirements.
To ensure that each individual's criteria are taken into account, each inspection trip is tailor made. Information is gathered prior to travel. The idea being that by the time you land in Spain your designated consultant will have a plan as to which properties & locations to cover during your stay. All clients will be provided with a consultant on a one to one basis for the duration of your stay, to ensure that every property you are taken to see suits the criteria requested.
Your designated sales representative will be waiting to greet you personally at the airport, and will ensure that you receive the highest level of service throughout your stay. Your accommodation will be within one of our selected hotels, and you will have access to our full range of services, including independent legal and financial advice, during your stay.
Dress is casual, and we recommend that you bring comfortable shoes, as you will be viewing a large number of properties.
Subsidised inspection trips can be easily arranged from any country and we will be pleased to discuss the best options for you.
Will there be enough time to make up our minds?
CERTAINLY! - probably more than you will need. As you will know from house hunting in your home country, it can take 2 minutes to decide whether you like a property or not! A lot will depend on whether or not you like the area. There is normally ample time to view the properties, shortlist and revisit to make a final decision.
Can clients take an inspection visit when they are not ready to buy?
Although there is no pressure to purchase any property while on an Inspection Trip, you can imagine we occasionally get people who try to use our subsidized trips for a cheap holiday with no intention to purchase at all. Our Inspection Trips are designed to cater for the serious property buyers only, with the emphasis on viewing the areas and properties intensively and discussing the legal and administrative side of the purchase. If you are not genuinely interested in buying a property the trip will be arduous, boring, and a waste of your time and ours. If you wish to explore the area at your leisure we strongly advise that you take a holiday there first. We will be happy to advise on suitable holiday arrangements.
What will we see?
Although the main emphasis of the Inspection trip will be to show you as many relevant properties as possible, we will also endeavour to show you as much about the general area & amenities as we can. It is very important when purchasing a new home to be made aware of what is immediately around it, whether this is just in terms of local amenities, points of interest, or simply what the atmosphere is like at different times of the day.
When we see the property we want, what do we do?
When you find the property you desire, a deposit of around 3000 € will secure the property at the price on that day. We recommend that this be paid into the client account of your lawyer, who will perform the necessary checks prior to paying the money directly to the property owner or developer. Once your lawyer is completely satisfied with the conditions of the sale, the purchase contract will be drawn up. Depending on which type of property you purchase - either off-plan or resale, you will then be given the payment schedule.
What if we don't like any properties or the area?
Do not worry, we guarantee that you will have no pressure to buy at any time. Several of our non-buyers have subsequently recommended friends who have bought because of our professional approach and the total lack of pressure. We let the area and the properties speak for themselves - then the choice is yours and only yours.
